- I am having an inspection today.
- Teaching a Short Sale seminar on the 29th
- Wrote an offer last night.
- Got 3 offers on a short sale listing.
- Getting more Short Sale referrals then ever.
- Having my youngest daughter's 3rd birthday party, Dora theme of course.
- The Real Estate Business is getting busy and spring is in air
- I love my job, wife and my life!!

Hey Mike it's all good this week. We're writing offers and having some fun. Plus.....I got my first lead from active rain yesterday, the buyers are qualified already and we're looking at homes today. Amazing stuff.

Good week in Maynard MA - I had a Purchase and Sale agreement signed on a house that only took a few days to get an accepted offer - Real estate the way it should be! Also, it's 70 degrees today - a long time coming!
Had a closing on Tuesday.
Starting with two condo buyers this weekend.
Starting with a buyer looking for a home around $500,000.
My kids are playing great in baseball and softball.

Love this post! Awesome Friday-doing 3 videos of new reo listings for relo clients-great brand new homes, great warm sunny day. This afternoon my 3 yr old girl and I are off to a horse show in Del Mar together, then presenting an offer after that. It's a good day!
BTW, who's the ss seminar for? Distressed sellers? Tell us more!
My grandmother turned 96 today! What's even more amazing is how healthy she is. We are looking forward to another 10-15 birthdays! Really!

Started my own AR group -- LOL of the DAY, so far I think I'm the only member, but it's still a funny group. A place to post your gut busting LOL's that you've read on AR -- in a blog post, or blog post comment. Thanks for the positive! TGIF

It's always great to have positive thoughts!! Every day I wake up to begin anew I am thankful! Robin had a Closing this week and wrote an Offer -- definately a positive thing.

Found the perfect house for my buyer, wrote the offer, and had it accepted!
Heard from a past client and will be listing his house next week.
My azaleas are in bloom and my tomatoe plants are growing!
Best of all, my deer family came to visit me this morning- and didn't eat my azaleas!

1. A client got his offer accepted and we opened escrow.
2. I locked in another client at 4.75%.
3. I got another client pre-approved and they are now out there actively looking.
4. I got asked to be interviewed by a mortgage publication.
5. I got invited to speak on a panel of women mortgage professionals.
This week wasn't exactly the best for me - but glad to see things are happening for others.
I am gonna go have a nervous breakdown now! See you next week!
My cup is more than half full... it has been slow in our office for a few months now, and always freaks me out and I wonder where my next sale will come from, but that makes me work harder, take more action, and then whada yu know...I have 2 things in escrow and 3 new listings.
I am very grateful to be in a job with total independence, a great office to work in and a wonderful coummunity that a lot of people want to move to.

I had the best customers in today. Old customers I sold a couple of years ago from New Jersey. They are wonderful people I LOVED working with then the first time and am looking forward to working with them again.
And the weather is great, warm, sunny in the 70's, gorgeous in fact. Am going to take a ride with my husband of 41 years tomorrow and take some snapshots to use on my site and blog.

I wrote an offer on Monday we are waiting for response. I had an inspection response approved on Tuesday for another property and I am having a closing today (well might really record on Monday everyone is running around right now!). My to-be DIL received good medical news and my husband will start getting paid for his promotion! Good Week!
If I were you I would move my daughter's party to the #1spot!!

2. Had 1 offer ratified out of the 5
3. Ordered a termite inspection on a contract and scheduled its settlement for middle of May
4. Spoke with three buyers today to schedule tours over the weekend
5. The temp hit 70 degrees and I am loving life

I can come up with dozens and dozens of things that make me happy or to be thankful for. I have had several sales this year so far, and expect even more in the future.

1. I videoed 3 bluff homes for a buyer from Boston today(on the American River bluffs) (try saying THAT with a mouth full of crackers)
2. Closed escrow on a first time homebuyer last Friday and delivered the keys.
3. Got loan approval for my seller's buyer, and we sign on Monday.
4. Got a referral today of a seller in Citrus Heights.
5. Found a perfect home for a buyer in the $600K range (yeah)
6. Am showing property tomorrow all day to a Colorado buyer ($600's)
7. Am playing the guitar at a bonfire "Riches to Rags" party (to celebrate tax day) tonight.
8. Decided to start a "Thigh Thumpin Thursday" night in my office once a month to play music... right over by the file cabinets!
9. Had my first Featured Post over the weekend.
10. Sheldon graced my post with a picture of himself in a dune buggy, and on his own post with a coon skin cap from Sweet Potatoe Sal (my alter ego)

You see my 15 year old High-school Sophomore came home with a Report card with 7 "A's" including a 100 average in Advanced Algebra, Honors Chemistry and honors Geometry, he's been asked to play guitar in a College jazz ensemble, and in the State tract meet Tuesday came in first in the long jump, 2nd in the 100 yard and 3rd in the 200yrd. Pretty good week for my Son and his proud father. Steve :o)
Hey Mike, It's been a good week out here in Phoenix, AZ. Got two more listings, a contract accepted by the bank for one buyer, picked up 3 new prospects, and submitting two offers for another client of ours. Things are really starting to cook down here in the Valley of the Sun.
First, my plane took off successfully from Oklahoma and landed successfully in Los Angeles. We have a verbal acceptance of a short sale offer despite the fact that the Realtor doesn't know the rules. Finally, the Texas Governor has threatened secession from the union. That means that Oklahoma University won't lose to UT next year. Oh yeah, I have been cancer free for six weeks. The Police wrote a great song called "Every Breath I Take". That says it all to me.
We got the squatter out of the house and closed the deal. Thank goodness. I thought it would be months
Got my first REO listing this week! I have 4 appts tomorrow with buyers - mostly showing my listings. It's been a good week for work - spring fever for sure!
Hi Mike -- I'm glad life is good, thanks for sharing, and Spring is always a great time in real estate, as things pickup. They are picking up for me as well, and I hope the same for everyone else.
Best of all, the Cleveland Cavaliers are in the playoffs with good chances this year! Go CAVS!!! :-)
This has been a fabulous week! I took 2 listings and will take another tomorrow. I've received 10 offers on one listing this week. I got to see Jenny Lewis at the Empire in Sacramento. I've figured out a way to optimize my time by referring out some business. Closed two escrows. I've made a couple new friends. And I found out my book will be released early on May 15th.
Warm, sunny weather here in the"Live Free or Die State" of NH 60's that's great for us up north here.
Took a relocation aback for a second look at a home and he like it, will be presenting an offer. I'm optimistic.
The flowers are out and blooming bright and beautiful, that is always a blessing.
Brad Andershon gave me some positive advice on something.

Although I was sick all week with allergies or a cold, not sure which, and was coughing my head off all week I took a listing on Tuesday and spent four days with out of town buyers who will be making an offer tomorrow on the home they chose. I had to physically push myself this week.
It's all good here! The market is definitely picking up and spring is definitely in the air! I've gotten more listings this week, more referrals and another offer. Life is great.
I'm putting two new listings on the market over the next two weeks! Got a contract accepted this week! Feels good to bring buyers and sellers together.
1. Just completed our latest rehab project, and will be email blasting it out to our investment network tomorrow
2. Got my offer accepted on a 5 BR that I am looking forward to rehabbing!
3. Finally made some headway with CountryWide on a short sale I am working on!
4. Scheduled 2 closings for next week!
5. Landed a roofing job for my rehab crew to keep them happy and busy!
6. Putting together a 53 property package for a buyer in Chicago! (Buyer POF and LOI in hand, and I have the Seller contracts locked in!)
7. Seeing progress on new business venture, I can not share that with everyone yet, but it is going to be HUGE!!!!!!
8. Just got my 2,000th follower on Twitter!
9. Just pre-qualified a buyer for 3 of our Gladiator ZERO DOWN & CASH FLOW properties!
10. Scheduled an investment tour of Indianapolis with 10 West Coast investors coming into Indy in 2 weeks!
11. Crossed the 10,000 point threshold here on AR!
12. The author of "The Go-Giver" (Bob Burg) contacted me and we are building a relationship!

In the last 3 months....4 million in sales. 3 new listings all above 850,000, one is in a offer right now.. 4 contracts in play.....each day people say what are you doing?????? the answer is I will make it happen! Best news of all my girl comes home from California for a week and we get to play......so seize the day and to all, make it happen....
I love this post! It was a stressful week, but looking back...here's the good stuff!
1. I get a tax refund-can you believe that? Overpaid the ES. ES for 2009 is lower as well.
2. Previous client came back to Houston and bought a house from me!
3. Negotiated a short sale.......it's will work out....it will work out....
4. Listed a home in the older part of Houston and I have FIVE offers on it.
5. Celebrated my birthday on April 15th (yes, that is correct) with my family (including the cutest identical twins on the planet-but then GMaw may be a bit predjudice)
6. Got a buyer who will be relocating from Angola (oil business is alive and well in Houston)
7. Sold a listing that had been on the market for months.
8. And it took this post to remind me of the good stuff and not the stress that came with it. Life is good!!!!!
1. Had a previous client call and ask us to reserve half a day in May - her brother wants to buy a vacation home here in Colorado. They're also looking for an investment property they can fix up.
2. Had a client give the go ahead to start looking for a home to buyer.
3. Went live with a new listing and despire the abundent snow we're having we have our first showing scheduled today.
4. Had a buyer authorize a price reduction (they were going to update then decided not to so we had to address the homes value).
5. Celebrated our dad's 78th birthday! You go dad!!

My husband secured a job last week after being downsized in Nov.
Only had to dip a little into savings, could have been much worse!
Had glorious spring weather this weekend!
