Yesterday closed on a $1,300,000 property that I had on the market for about 11 days!!!!

Nice positive notes.  Let's all turn the negatives to positives.  Got my appraisal back after 22 days and it was prepared with the lending price as the sales price and no means to contact the appraisal anymore.  Long story....cut short, we are closing next week.  I love the new system....I love the new system....I love the new system (OK, I am now brainwashed...)

Ten things I'm thankful for in no particular order:

1) the echocardiogram I had for my heart murmur came back fine. 2) I am about to be an auntie for the second time- his name is Lo Phat (don't laugh) 3) Hurray! today is Friday! 4) I'm going down to LA tonight 5) I actually feel warm today (usually poor blood circulation) 6) I get to go to the beach this weekend. 7) I don't have the swine flu 8) I finally took the plunge and joined active rain 9) my family is alive and well (Mom, Dad, Sister, Brother, Bro-in-law, Niece, and doggies (HK (Hong Kong), Balto Truong and Spock Jones)  10) closed a deal this morning.

Completed one rental, one co-listing and wrote my first short sale and a great new client looking for a town home, impeccable credit very sizable down payment and a true joy to work with.

New friends and associates at Active Rain that have givne me some great ideas and advice.

Sent 4 care packages off to soldiers to thank them for their service!!

I got over 70 new leads from an booth we had at an outdoor festival over the weekend.

Got a call to show a house I have listed. Found a great Bank Owned Water Front Property (those are five words I never thought I would use in the same sentence). Now I need a buyer. Went to the DMV for my son (he didn't know I was going) who has worked very hard to get a car he likes. His thanks made me feel good. Enjoy the weekend. Oh and I am reading a book for enjoyment something I haven't done in a while.

I had money to go shopping with this week.  Haven't done that in a while.  It felt good.

Yes, I can add also.  Home inspection did not turn out too bad.  The raining stopped. My husband brought me a cup of coffee.  Got paid for a closing last week.  All is well

I am doing the happy dance...I opened my own office March 1 and today I got my very first "sign call" I list mainly lots and land and many of the developments I work do not allow signs.  This was a particularly exciting call because this lot they were at is really off the beaten path!  It was not right for them but I am now working with them to find an acre for them to buy!!! YAY!!!

I got a listing from my AR Blog!!!

I got a price reduction on another listing!!!

I had a super productive and synergistic meeting with my agents at another office that I am broker for!!!

I am thankful for Memorial Day weekend with friends and family and grateful to those who have given their lives to make it all possible!

Put a new listing (standard sale) on the market.  Showed it to a buyer and had a terrific offer in about 24 hours. It is in escrow.   It's been a good week for me. 

My closing that looked doomed to close next week just closed at 5pm today!

I had to pick up doc's at the court house and walked right up to the clerks counter and get them in less than 10 minutes.                                                                                                               

My dog ate a lollypop stick last night (don't ask) and everything was moving along just fine today. :-)

The dealership where i bought my truck sent me a coupon for a free oil change and tire rotation

Grabbed 2 new leads for the office

I donated to the Firemans fund-drive today

The weather is predicted clearer for Memorial day which is a big bar-b-que and pool party at my house and my anniversary all rolled into one.

I got a tough deal accepted after 2 weeks and two others accepted and another 20 leads came in.  I am working my butt off

OK let me see...........Ok I got it:

1. Woke up 7 days in a row
2. Had food every day
3. Saw TLW every day
4. Took 4 short sale listings
5. Placed 2 listings pending
6. Made offers for two Buyers
7. Was put on hold for at least 2 hours a day with lenders
8. Had more food
9. Thought about having sex but changed my mind
10. And finally.....gained 5 more lbs and put myself closer to hitting 300lbs before I turn 53.  

Hi Mike - Had two offers accepted this week, with a third still in negotiations. Got home early enough to cut the lawn, which leaves the whole three-day weekend wide open for fun!

1 closing, 2 "end of option"periods successful, scheduled 3 closings for next week & showed some new clients I met on twitter!

* Ratified a contract on a listing today.

* Offer I wrote on Wednesday will ratify with a last set of initials tomorrow morning.

* Should have EMD tommorrow to ratify a 3rd contract (this one on another listing of mine).

* Lots more irons in the fire - mostly buyers, I could use some more listings.

* Home for dinner 4 nights in a row....a rarity lately.

* Took kids to see Grandma this afternoon.

* Attending family picnic Sunday and taking Monday off to clean the house (it needs it, and I will feel better when it is clean).

* My family is happy and healthy... and I love them all.

This week in review:  1 very smooth closing on Wednesday at noon, deposited the check from Wednesday's closing, can pay my bills now, closed a VA Home Purchase Board loan on Thursday at 4 that had been pending for 2 months - God is good!, showed homes to a buyer client several days this week, showed homes to 2 buyer clients that belong to the agent who enjoyed the week in Colorado,  showed lease properties to a client 2 days this week(it's money), woke up everyday, Jazzercised for my health, cut coupons to reduce my grocery bill so I can continue to eat, picked up another potential client today that called about a VA Home Purchase Board loan(I'm sarcastically greatfull), read the book entitled "Positive Things About Getting Older"....it didn't take long to read the blank pages, but it made me laugh, felt thankful for the closings this week, planted a new garden bed in my front yard to keep the little hellions next door from running through my yard :-), and I'm looking forward to a productive open house on Sunday.  Life is Good!

Yippee!!!  It was a great week!  Got PAID from my biggest closing in two years - this healed me!  Got an accepted offer on one of my listings.  Took a great new farm listing. I am totally inundated with buyer clients right now! 

Going mushrooming on no tell-um mountain tomorrow (after showings).  DAughter and husband and neice and husband will be there too. 

Partnera and I are in agreement on several people we want to try for our new secretary.

I am SO BIZZEE and Happy to be!

6. I got a call to list a home on the golf course... and I had sold it two owners before.

7. I got my managing broker to post his first bog

8. I was Pat Kennedy's newbie of the week.

My daughter got a $1,000 scholarship towards college (she wrote an essay)

I have had a 'unique' listing for a year and got an offer on it

Had a settlement in April and the buyer sent me two referrals this week.

Life is good.

My son was awarded a Rotary short term exchange to Ecuador this summer

School is almost out for summer

I saw Bruce Springsteen in concert, thanks to my husband's gift to me

I turned 41 .... and a gazillion people on facebook + AR and more sent me greetings.

I decided to go back to being 29.

Hi Mike -- I really enjoy reading your good news every week, it is so refreshing.  I am meeting with a potential seller tomorrow, wrote an offer tonight, and am looking forward to my first BBQ of the year with friends.

Did a post about how now 4 days after a blog post I have 10 calls to buy the property.

My girlfriend(life's partner) has a birthday today. Had fun shopping for cool gifts. She will love the Garmin wristwatch GPS, heart monitor, distance pedometer, and pace keeper tech thingee. Joe Jitsu calling Dick Tracy!

Oh darn I missed this yesterday!

I had a cool week.  One closing and I had my 1941 garage door replaced with a brand new 2009 model so I now have a clicker and my car will get inside more often! woo hoo!
